How to Get Your Real Estate License in Texas?

  1. Step 1: Meet General Texas Real Estate License requirements:
    • Be a Citizen of the United States or lawfully admitted alien
    • You must be at least 18 years of age
  2. Step 2: Meet TREC’s qualifications for honesty, trustworthiness, and integrity:
    • Consider requesting a Fitness Determination before applying for the Texas real estate license. If you have any criminal offenses, unpaid judgments had discipline taken against a professional or occupational license, or have performed unlicensed activity you should consider requesting an FD. The FD process is cheaper than paying for an application, examination, and education necessary to receive a license.
  3. Step 3: Submit your application and fee to become Texas Real Estate Agent
  4. Step 4: Get Your fingerprints taken and pass your background check
    • Texas Real estate license will not be issued if you did not pass the background check
  5. Step 5: Complete the following courses to qualify for the Texas real estate license examination:
    • Get 180 classroom hours of the following qualifying real estate courses:
      • Principles of Real Estate I (30 classroom hours)
      • Principles of Real Estate II (30 classroom hours)
      • Law of Agency (30 classroom hours)
      • Law of Contracts (30 classroom hours)
      • Promulgated Contract Forms (30 classroom hours)
      • Real Estate Finance (30 classroom hours)
  6. Step 6: Submit course completion documents to TREC after applying online or with your paper application.
  7. Step 7: Take Texas Real Estate License Exam
    • You have 3 attempts. If you fail the Texas Real Estate license exam three times, additional education will be necessary
  8. Step 8: Find Texas  Broker sponsorship
    • All Texas Real estate Agents need to work under a licensed Texas Broker
